    When looking your returns, Rent-a-site business model is just amazing.
    11 820$ rent from just this one site. And after 5 years, you still own the site.
    That is a real wow factor right here.

    I just started following through on this method after wasting 6 months on setting up clients on their own sites and dealing with all the hassles of the design and layout etc. Never again! That is why I am now going to do all lease sites which is awesome!

    I am following Jack Mize's program from his offline x factor "Online Landlord". He provides the lease agreements, videos, and more. He also includes a 1 page WP theme that has the lead capture form built in and looks great for business owners.

    I just started doing this with realtors and mortgage people, and sold 4 in 3 days! Actually I did these a little different. I sold them the site at $200 which they loved! Then I rented them the web promotion at $197 per month using paypals auto bill function. So I made $200+197 = $397 up front and then each month I will collect $197 per client.

    The wordpress site took me about 1 hour to set up with the design the header and add plugins (1st time)

    I will keep you all posted.

    Thanks and just sold 2 more since then.

    I am following the Offline X Factor system which is amazing! Basically it consists of me post 4-7 clickable ads for my clients on classified ad sites like Craigslist, backpage, oodle, olx, etc. Choose the right long tail keywords (search phrase) for your clients and you can easily get them all over the first page of google for various search terms with just doing a quick 10-20 social bookmarks per an ad.

    I have 1 realtor that I targeted san francisco and he still shows up on the front page for a search in san leandro which is 30 minutes away. My clients are eating these up like hot cakes!

    I could make a program out of this, but honestly I would just be rehashing 90% of what Jack teaches in his offline x factor course. Its a closed course right now, but I hear there will be another launch coming real soon.

    You said you sold them the site for $200, then you are charging the $197 for promoting their webpage on classified sites for long tail keywords targeted to their business? and these sites will get ranked(i guess) !? Are you just saying them , "The price for the lead generation site is only $200, and you have to pay $197 for web promotion, 6 month contract(maybe, price discounted if you pay in advance) "
    Did i got it right?
    Are you using any tracking at all and report them every week or so?

    I just sell them the site since they want there branding on it since they are realtors and mortgage businesses. Then charge them the $197 per month via paypal auto bill (subscription). I dont want to mess with the pay me upfront and get a better deal because then I have to deal with invoicing after 6 months etc.

    As far as tracking goes, I will send them a screen shot of the google results that I find them on the first pages for. I only do this because I look for them to use for using as proof to get more clients. But after awhile I will no longer do that.

    Its like Jack says, if they buy a billboard or a yellow page ad, do they expect them to give them weekly or monthly updates or tracking etc?

    This is honestly a goldmine doing this approach. You can also use this to do some trades with local businesses if your just starting this out to get some referrals and use them as case studies.

    We are doing trades with a popular acupuncturist for a trade and also a hair salon. Free haircuts, manicures for my wife, etc. This will get your foot in the door and they will be happy and send you referrals.

    Thanks Jim and because of past experience of posting our clients sites on open forums getting bombarded with people trying to either steal the client or just trying to call and email them on their results, I wont put the links here.

    But I will PM them to you to take a look at. they are really nothing special, but they are freaking powerful since its wordpress and I just made a video for my niche "real estate professionals" showing them a site I created in less than 24 hours and it was on page 1 and number 1 spot of Google search results for the search phrase "City Home Mortgage Loans" without quotes.

    But for anyone else that wants to see what these sites look like: http://houstondiscountroofing.com/ this is a site that Jack created for his students to model after. It is the same theme I used and looks almost the same except I added some pics of my clients and houses etc.

    But I am going to do more like Jacks, where he made them generic and doesnt have to change anything if he has a client cancel since he owns the site, domain, and virtual number.

    Here is a screenshot of all the sites pointing back to my clients site on the first page of Google. This is a broad search and he dominates not only his city but pretty much 3-4 surrounding cities as well! This was done in about 2 hours of work at most and I took this screenshot less than 24 hours after I set them up.

    I am setting up a membership site where I will be teaching my niche "Real Estate Professionals" how to do it all themselves. Should be up in 2 weeks.

    Just a quick question, how did you figure out which keywords to focus on? I read a comment on another forum about using google trends and google's keyword tool just like Jack in his offline x factor videos. Any information on this would be greatly appreciated!

    Yea.. I use google insights tool and then the suggestion tool in the search bar. Plus alot of it is just getting in the mind of the local searcher.

    Example would be "get in shape for summer city" opposed to "city gym" the ones searching for "city gym" are not ready to buy right now and alot of them are B2B's looking for places to sell. The person typing in "get in shape for summer city" is ready to make a change and trying to get answers or help. I know they are not typing in the city usually at the end of that type of search, but google will put that on the page if they are searching from that city. You can test it for yourself. type in "plumber" and you will get results from local plumbers and not plumbers in another state.

    on a side note: I talked to Jim today and he said I should put together either a product or webinar on this. Would anyone be interested if I did this? After switching to this model I have been able to sign up over 80% of the clients I meet with. I have clients paying me from $197-$400 a month on auto-pay which is great. Let me know :-)

    I prefer the build/flip and maintain model and have been having major success with that.

    If I end up doing one, it would be a yes and no...lol

    I havent went through Jacks entire course, but I have a good friend that did and I learned alot of Jacks strategies as well as his own strategies that he developed.

    So the webinar and or video training would be a complete "how to" system. How to find and get clients, calling, emailing, email tracking who's hot and ready, what to do with them, how to set up the system you are selling, and how to collect $97-$400+ paypal payments every month on auto-pilot.

    I have been through many offline programs and most just plain suck! Thats why I would like to teach and show others what I wish I had learned from the beginning.

    But it wouldnt be a here are 30 different services to offer. It would be 1 or 2 and thats it. Basic, easy, and anyone could set up. Newbie, oldbie, anybodie!

    I just set up a local hair salon on my service that took me about 2 hours to set up and will only take me about 10-20 minutes a month to maintain. Not bad for $200 a month set on auto-pay. Actually to be honest (I am always trying to give full disclosure), my wife found this client and she is getting $100 of credit at this salon every month and another $100 from paypal suscription ;-)

    This is a great post! I like the "ROOFER" idea since they have quite high margins. One deal can land them several thousand bucks - you could probably charge more.. Believe me, this is INSANELY cheaper than their Yellow Pages ad that doesn't even have proof of leads / tracking / etc.

    I am going through the same thing right now. I made a site and i get calls everyday. i did some cold calling and then kind of put it aside. I have the google call reports to prove that people are actually calling everyday. I like that you said it was for a marketing course. That is clever and I might use that one!
