It's not in the bag yet but I just got a verbal agreement to go ahead with a deal. I'm setting up a JV between the business owner and a list using a tele-seminar which I will setup. I told him 1500-2500 but it will be more like 2500 since I am also throwing up a lead capture page for him to collect the leads from the JV.
We will be meeting over the phone in exactly two weeks at which point he said he will have the funds to move forward.
I'm sure after this deal goes well it will lead to more business since he still wants a way to get leads online and so do the other business owners he works with.
I guess he found my site which has not been up more than a few weeks and I have done no marketing for. I just kinda threw it together to have something. It has a paragraph which contains my USP which is for sure why he called me. He left a message. It was a fluke that I even checked that Google voice number since I was not even counting on the site to be a big lead generator until I marketed it like crazy.
I also got paid from the small deal I said I was going to close the other day.
I have a sort of formula I apply when talking to clients that is my own style but it has come from a lot of sources. It seems to be working well and it involves getting them out of the web marketing mindset. If they come at me and want a website they are going to compare me to every other web guy willing to work for 500$ a project. So rather than sell this guy a website I analyzed his business, asked a LOT of questions and told him that I never start online when growing a business. I tell them that an artist is not a brush person. They use a brush to paint paintings like I use a website as a tool to build businesses (not sure if I heard that from someone or made it up but I think it gets the message across) I talk about how a web guy uses a website like it's the only tool in his toolbox. When all you have is a hammer, everything looks like a nail. The website is their only answer for how to grow your business but if I can find you an offline method that is more effective why not start there?
When they find out I am all about growing their business and saving them time Vs. selling a website I am no longer in a bidding war.
I really like how Dexx closes deals from what I've read in the forum so I thank you Dexx and others for sharing your knowledge.

During the weeks before closing, you and your buyer may need to renegotiate some issues, most likely about repairs and treatments required by the buyer’s inspector or the appraisal. The more flexible you are, the more certain you’ll be able to keep your agreement in tact. Keep in mind that your REALTOR, who is an expert negotiator, is also your best resource regarding your rights and duties under the contract.
